Empty space can become a building’s next opportunity. Urban Stays works with property owners to give it a new purpose through thoughtful design, complete conversions, and boutique hotel operations.
How we make it happen
Three underused floors became 15 spacious, fully furnished two-bedroom suites. Through a long-term property partnership, Urban Stays brought the vision to life—from planning and infrastructure to interiors and ongoing hotel operation.
A historic building in Old Montreal offered a compelling setting for a new hospitality concept. A long-term lease aligned the property owner’s available space with Urban Stays’ vision for a boutique hotel.
The conversion required new infrastructure, plumbing, bathrooms, and a complete interior build-out. Generous two-bedroom layouts, considered finishes, and furnishings shaped the finished hotel experience.
Urban Stays’ involvement continues beyond the build-out. Operating the hotel and overseeing the guest experience brings the original vision into everyday use, giving the once-vacant floors a productive new purpose.

Established in 2019, Urban Stays grew from a simple observation: the city’s changing buildings could become its next great places to stay. Today, that idea connects real estate development with boutique hospitality.
Led by CEO Bernard Sebat, the company brings together property development, capital, teams, and hotel operations. Its next chapter focuses on new owner partnerships, thoughtful conversions, and opportunities for long-term property ownership.

Explore the transformationPlaces D’Armes is the story of what happens when the right building meets a clear vision.
In a historic Old Montreal building, Urban Stays saw an opportunity in three vacant office floors. A long-term partnership with the property owner made it possible to reimagine the space as a luxury boutique hotel.
The result: 15 spacious, fully furnished two-bedroom suites, created through a complete conversion. Urban Stays brought together the design, infrastructure, build-out, furnishings, and hotel operation to take the project from an empty shell to a place to stay.

The building owner had vacant floors. Urban Stays had a hospitality vision and the capability to deliver it. A long-term lease created the foundation for an investment in the space and a new use for the property.
That relationship is central to the company’s approach: align the property opportunity with the right partners, then carry the project through to operation.
The concept prioritized spacious two-bedroom suites rather than a larger number of smaller rooms. Layouts, interiors, and furnishings were developed together to create a high-end boutique hotel experience.
The finished spaces connect contemporary comfort with the character of their urban setting.
Creating the hotel meant much more than furnishing existing rooms. The vacant floors required the infrastructure for their new use, including plumbing, bathrooms, and a full interior conversion.
Urban Stays carried the project from the design stage through the build-out and finishing work needed to bring the hotel to life.
Urban Stays operates the finished hotel and oversees the guest experience. Its involvement connects the original concept with the everyday work of hospitality.
For the building, the transformation means a productive new use. For guests, it means a distinctive place to stay in Old Montreal.
Design and operation belong in the same conversation. By staying involved beyond the conversion, Urban Stays carries its vision into the finished hotel experience.

Meet Bernard Sebat
Urban Stays grew from an opportunity hiding in plain sight: underused urban buildings with the potential to become distinctive places to stay.
As the way people worked changed, vacant office space opened the door to a different kind of hospitality project. The vision was to bring those spaces into productive use through boutique hotels with generous suites, considered interiors, and a connection to their neighborhoods.
Urban Stays brings property owners, capital, design, construction, and hotel operations together around a shared vision.
